NATURE OF THIS BOOKING
The property at 9090 Widder Road, Thedford, ON is a private residential property licensed under Short-Term Rental Licence LIC-2025-0052, issued by the Municipality of Lambton Shores under By-Law 43 of 2022. Shale Ridge is the operating name under which private residential amenity access is offered to invited guests on a short-term basis, consistent with the peer-to-peer residential sharing model. This booking constitutes a short-term residential amenity license — it is not a commercial spa, day-use facility, recreational services contract, or any other form of commercial transaction. The premises are not open to the general public. Access is by private reservation only and exclusively to pre-registered guests. This is a daytime amenity license only — no overnight accommodation is provided or implied.
HOST-GUEST RELATIONSHIP
The relationship between Shale Ridge and its guests is that of a residential host and invited guest — not a commercial vendor and customer. Access to the private amenities at this property is extended in the same manner as a residential property owner sharing their home amenities with guests. Payment for this license constitutes compensation for access to a private residential amenity, not the purchase of a commercial service. This distinction is foundational to the nature of this agreement and is consistent with peer-to-peer residential sharing frameworks recognized across Ontario and Canada, including short-term room rental and residential amenity sharing programs operating under licensed STR frameworks.
RESIDENTIAL USE & INCIDENTAL AMENITY SHARING
The amenity space at this property exists as part of, and is incidental to, the primary residential use of the dwelling. The property functions as a private residential dwelling first. The sharing of residential amenities with invited guests is secondary to and incidental to that primary residential purpose. Shale Ridge does not operate as a standalone commercial facility. No separate commercial premises exist. The amenities are physical extensions of the private residential dwelling and are governed accordingly under the STR licensing framework.
PUBLIC HEALTH EXEMPTION
The thermal amenities at this property — including the hot tub, cold plunge, sauna, and steam room — are private residential facilities operated exclusively in connection with a licensed short-term rental accommodation under Lambton Shores STR Licence LIC-2025-0052. These facilities are not public pools, public spas, or commercial personal service settings as defined under the Health Protection and Promotion Act, R.S.O. 1990, or Ontario Regulation 565 (Public Pools). Access is restricted to pre-registered guests of this licensed residential STR and is not available to the general public. As private residential amenities associated with a licensed STR, these facilities do not fall within the scope of Lambton Public Health's commercial pool, spa, or recreational facility inspection and licensing requirements. This distinction is consistent with the residential peer-to-peer sharing model recognized across Ontario under applicable short-term rental frameworks.
ELIGIBILITY
The lead booker must be 18 years of age or older and accepts responsibility for ensuring all members of their party comply with these terms. All persons accessing the premises are fully bound by this agreement.
HEALTH CONTRAINDICATIONS
Use of thermal amenities — including the hot tub, sauna, cold plunge, and steam room — is strongly discouraged and may be medically contraindicated if you or any member of your party are or may be: pregnant; living with cardiovascular disease, heart conditions, hypertension, or hypotension; living with respiratory conditions including asthma or COPD; living with epilepsy or a seizure disorder; living with diabetes or conditions affecting circulation; recovering from surgery; or currently using alcohol, cannabis, sedatives, or medications affecting blood pressure or thermoregulation. Shale Ridge is not a medical facility and cannot assess individual health suitability. Consult a physician before use if any of the above may apply to you or your party.
ASSUMPTION OF RISK
You voluntarily acknowledge that use of the premises and thermal amenities involves inherent and serious risks, including but not limited to: heat exhaustion, heat stroke, and cardiovascular events from sauna, hot tub, or steam room use; cold shock, hypothermia, or cardiac events from cold plunge use; drowning or near-drowning; slips, trips, and falls on wet surfaces; and adverse reactions from combining alcohol or medication with thermal exposure. You voluntarily accept full personal responsibility for all such risks on behalf of yourself and every member of your party.
WAIVER AND RELEASE OF LIABILITY
In consideration of being granted access to the premises, you — on behalf of yourself and all members of your party — hereby release, waive, and discharge Shale Ridge and its operators from any and all claims, demands, damages, losses, and liabilities of any kind, whether known or unknown, arising from your use of the property and amenities, including claims arising from negligence, to the fullest extent permitted by Ontario law. Total liability, if any, shall not exceed the amount paid for the session in question. Nothing in this waiver limits liability for gross negligence or wilful misconduct where such exclusion is prohibited by law.
INDEMNIFICATION
You agree to indemnify and hold harmless Shale Ridge and its operators from any third-party claims, costs, or damages arising from your use of the premises, any breach of these terms, or any act or omission of you or any member of your party during your session.
HOUSE RULES
Arrive at your confirmed start time. The premises must be vacated promptly at the end of your 3-hour session. Guests ages 13 to 17 must be supervised by an adult at all times. Children 12 and under are not permitted in thermal amenities. No alcohol at facility. No glass containers in wet areas. No diving. No illegal substances. Respect neighbouring properties. Talking is prohibited at all times — we maintain a noise-free space for all guests. You are responsible for any damage to the property or amenities caused during your session. For emergencies call 9-1-1. Nearest hospital: Strathroy Middlesex General, 395 Carrie Street, Strathroy.
GOVERNING LAW
This agreement is governed by the laws of the Province of Ontario. Any dispute is subject to the exclusive jurisdiction of Ontario courts.
By completing this booking you confirm that: you are 18 years of age or older or a parent/guardian acting on behalf of a minor in your party; you have read and agree to all terms above; you understand this booking is a short-term residential amenity license at a privately-owned residential property operating under Lambton Shores STR Licence LIC-2025-0052; the relationship between you and Shale Ridge is that of residential host and invited guest; and this booking does not constitute the purchase of a commercial service.

Cancellation Policy
- 48 hours or more before your visit: full refund.
- 24 to 48 hours before: 50% refund, or full credit for 12 months. You choose.
- Less than 24 hours before, or if you do not show up: no refund.
- 48 hours or more before: cancel or change with the link in your confirmation email.
